Identify the property before comparing papers

Match the village or locality, tehsil, plot or survey identifiers, area, boundaries, and the seller’s claimed share. A marketing address may not be enough to identify agricultural land or a subdivided parcel. Compare the document description with the actual site and available plans. Where measurements, access, or boundaries are unclear, ask for the appropriate survey or specialist review rather than relying on a verbal explanation.

Do not confuse mutation with ownership

A registered deed, a revenue entry, and physical possession are not interchangeable forms of proof. The Supreme Court has repeatedly explained that mutation entries serve revenue purposes and do not themselves confer title. Have an advocate examine how ownership is claimed through earlier documents, inheritance, or other transactions. A name appearing in Jamabandi does not remove the need to investigate competing claims.

Check current registration and record services

Haryana announced Paperless Registration 2.0 and an automated mutation system in June 2026, followed by online digitally certified land-record services in July. Procedures can therefore differ from an older buyer’s experience. Confirm the current official workflow for the particular transaction, keep the acknowledgement, and check the resulting entry. A system-generated step does not guarantee that every underlying ownership question has been resolved.

Ask about restrictions and people with an interest

Discuss mortgages, litigation, co-owners, inheritance disputes, leases, possession, and any restrictions affecting the intended use. A house, agricultural parcel, and plot in a planned development can raise different approval questions. Ask who will obtain missing records and how any discrepancy must be resolved before completion. Do not treat a utility bill or municipal tax receipt as a complete title investigation.

Put completion obligations into writing

The agreement should clearly identify the property, the consideration, the payment stages, and the promised documents or approvals. Discuss what happens if the seller cannot fulfil an essential condition and how possession will be handed over. Pay through a traceable method and retain receipts. After completion, preserve the executed deed and confirm the relevant records, without assuming that registration ends all follow-up work.
